Unique and fantastic opportunity to own an eco-lodge and organic coffee farm as a turn-key business and residence in the Central Highlands of Nicaragua.

Situated in a cloud forest at approximately 4000 feet above sea level in the central highlands of Nicaragua, this incredible property is about forty-five minutes from the main city of Matagalpa near San Ramón, and 2 ½ hour drive from the city of Managua and the international airport.

Finca Esperanza Verde (FEV) is an award-winning and unique "eco" experience that is built around the beautiful forests, shade-grown coffee, 100 mile views, fantastic birding, well maintained trail system, care and restoration of habitats and the potable watershed, with extensive use of local building materials, renewable energy systems (hydro and solar) to supply/provide power that functions as a sustainable tourism and coffee harvesting business. Please see more information and pictures at

The tourism infrastructure consists of a rustic main lodge/dining area with a commercial kitchen, two dorm-style brick cabins (sleep 6-8 people) with two private baths, three 1-2 person wood cabins with private bath, 3 brick cabins in the garden/nursery area to accommodate more adventurous budget travelers and volunteers, a tiled wood-fired central shower facility, a large open air pavilion for workshops/group gatherings/ yoga/meditation, 5 distinct and well maintained trails, 4 waterfalls, one with a natural swimming hole, a certified and potable spring-fed water system, a solar and micro-hydro-electric system and internet at the main lodge.

The finca covers 247 acres of cloud forest at 4000 ft above sea level. Approximately 10% of the land is dedicated for the tourism buildings which includes the central lodge, main cabins, garden cabins, roads and trails; approximately 15% is planted with organic shade-grown coffee (28 Acres), vegetables and fruit trees; and the remaining 75% of the property is a tropical primary and secondary forest and former cow pastures now being reforested.

Coffee growing is part of the culture of the northern territories of Nicaragua. FEV cultivates Arabica Coffee in several varieties: Parainema, Ethiosar, Caturra, and Java. The farm aims to produce the best quality organic coffee and at the same time to protect and conserve the ecosystem. The farm uses regenerative farming techniques from seed to cup. The pulping and washing of the coffee during the annual harvest (December - February) is done at the farm in an artisanal wet mill then dried in the yard for a few days before transporting the bags to the dry mill in Matagalpa for the final processing.

The farm’s organic vegetable garden has the most delectable veggies and fruits - kales, squashes, lettuces, beets and radishes, as well as the oranges, lemons and passion fruit in a small orchard, for a  farm to table experience.
